The houses have been approved under two components of the scheme: Beneficiary Led Construction (BLC) and Affordable Housing in Partnership (AHP). These components support eligible families in constructing their own permanent houses or purchasing homes in approved affordable housing projects.

What Is Pradhan Mantri Awas Yojana-Urban 2.0?

The Pradhan Mantri Awas Yojana-Urban is a central government housing scheme designed to help eligible urban families access permanent houses with basic amenities.

The second phase, PMAY-U 2.0, was launched in September 2024. It aims to provide affordable housing through construction, purchase or rental options to an additional one crore urban poor and middle-class eligible families over five years.

The scheme has four components based on the housing needs and eligibility of beneficiaries.

1. Beneficiary Led Construction (BLC)

Under BLC, eligible families receive financial assistance to construct a pucca house on land they own. The support is provided according to the prescribed conditions and assistance provisions of the Central and State governments.

2. Affordable Housing in Partnership (AHP)

This component helps eligible families purchase houses in approved affordable housing projects developed through partnerships involving public agencies and other eligible entities.

3. Affordable Rental Housing (ARH)

ARH provides affordable rental housing options for eligible urban families who need access to suitable accommodation without purchasing a house. It is intended to support groups such as working people and other urban residents who require affordable rental options.

4. Interest Subsidy Scheme (ISS)

Under the Interest Subsidy Scheme, eligible families can receive financial relief on housing loan interest. This can help reduce the overall cost of purchasing or constructing a home through a qualifying housing loan.

How Much Subsidy Is Available Under PMAY-Urban 2.0?

The financial assistance available under PMAY-U 2.0 depends on the beneficiary's eligibility and the component under which the application is approved.

Government Assistance of Up to ₹2.50 Lakh

Under the prescribed assistance provisions, eligible families constructing a permanent house through the BLC component can receive government assistance. The total government assistance under the scheme can reach a maximum of ₹2.50 lakh per eligible family, subject to applicable Central and State government provisions and eligibility conditions.

The actual amount depends on the relevant component, location and applicable assistance rules.

Home Loan Interest Subsidy of Up to ₹1.80 Lakh

Under the Interest Subsidy Scheme, eligible families belonging to the Economically Weaker Section (EWS), Low-Income Group (LIG) and Middle-Income Group (MIG) can receive an interest subsidy of up to ₹1.80 lakh on qualifying home loans.

The prescribed financial limits include:

  • Annual household income: Up to ₹9 lakh.

  • Housing loan amount: Up to ₹25 lakh.

  • House value: Up to ₹35 lakh.

  • Maximum interest subsidy: Up to ₹1.80 lakh.

Applicants must fulfil the applicable eligibility criteria and other prescribed conditions to receive the subsidy. The maximum benefit is not automatically available to every applicant.

PMAY-U 2.0 Gives Priority to Women Homeowners

Women's ownership is a major focus of PMAY-U 2.0. The scheme encourages houses to be registered in the name of a woman in the household or under joint ownership.

According to the Ministry of Housing and Urban Affairs, out of the 20.80 lakh houses approved under PMAY-U 2.0 so far, around 20.16 lakh houses have been allotted in women's names or under joint ownership. This represents approximately 97% of the total approved houses.

The initiative is intended to strengthen women's ownership of property while helping eligible families secure permanent housing.

The scheme has also covered several other beneficiary groups. The ministry's figures show that approvals include:

  • Senior citizens: 1.81 lakh houses.

  • Scheduled Caste beneficiaries: 3.61 lakh houses.

  • Scheduled Tribe beneficiaries: 1.06 lakh houses.

  • Other Backward Classes (OBCs): 9.14 lakh houses.

These figures reflect the scheme's reach across different sections of eligible urban households.

More Than 1.27 Crore Houses Approved Under PMAY-Urban

The broader Pradhan Mantri Awas Yojana-Urban programme, including its earlier phase and second phase, has recorded more than 1.27 crore house approvals so far. Of these, construction of approximately 1.01 crore houses has been completed.

The programme aims to improve access to safe, permanent and affordable housing for eligible urban families. The latest approval of more than 1.93 lakh additional houses under PMAY-U 2.0 adds to these efforts, with state-wise allocations helping extend housing support to eligible beneficiaries across India.

CMV360 Says

The approval of more than 1.93 lakh additional houses under PMAY-U 2.0 takes the second phase's total to 20.80 lakh, strengthening affordable housing support for eligible urban families. With nearly 97% of approved houses allotted to women or jointly owned, the scheme also promotes women's property ownership. Financial assistance of up to ₹2.50 lakh and home loan interest subsidies of up to ₹1.80 lakh can further ease housing costs for qualifying beneficiaries who meet the prescribed conditions.
