PM Awas Yojana 2025 offers Rs 2.5 lakh subsidy to help urban low-income families build their own permanent houses.

The Central Government is now offering bigger financial help under the Pradhan Mantri Awas Yojana 2.0 (Urban). Earlier, people used to get a subsidy of Rs 1.50 lakh to build a house. But now, eligible urban families can get up to Rs 2.50 lakh subsidy to build their own permanent home.
This scheme is a part of the government’s mission to provide a home for every family in the country. It is being run under two parts:
PM Awas Yojana Gramin – for rural areas
PM Awas Yojana Urban – for urban areas
Let’s understand who can get the benefit and how to apply.

Under this scheme, families living in urban areas who have either a kutcha house or an empty plot but cannot afford to build a house due to lack of money, will now receive financial help.
The subsidy amount has now been increased from Rs 1.50 lakh to Rs 2.50 lakh, helping economically weaker and middle-income families build their dream homes.
Only certain people are eligible to apply for this scheme. Below are the conditions:
The total annual income of the family must be less than Rs 3 lakh.
The applicant or any family member must not own a pucca house anywhere in India.
The kutcha house or land must be in an urban (municipal) area.
The applicant must have valid land ownership documents.
The applicant should belong to the Below Poverty Line (BPL) category.
To apply for the PM Awas Yojana 2.0 (Urban), you need to submit the following documents:
Aadhaar Card of the applicant
Valid land documents (like lease papers, ownership proof, etc.)
Family income certificate showing income less than Rs 3 lakh
Self-declaration form confirming no pucca house in the name of any family member
Municipal area residency certificate

To apply for this scheme:
Visit your nearest municipal office.
Fill out the application form and attach all required documents.
After submission, your application will go through:
Document verification
Geo-tagging of your land/house
Once the verification is complete, eligible applicants will receive an approval letter.
With this letter, construction of the house can begin.
In the Merta Municipality area, a large number of people are applying under PM Awas Yojana 2.0. So far, 280 applications have been received. Officials say the increase in subsidy by Rs 1 lakh has encouraged more people to apply.
Out of the 280 applications:
35 applications have been verified
28 have been found invalid
3 applicants have completed geo-tagging, which is required before final approval
Under PM Awas Yojana Phase 1 (1.0), construction of 275 houses was planned in the Merta urban area.
140 houses are now complete
135 houses are still under construction
Houses are being built at various locations within the city
