Pradhan Mantri Awas Yojana is a central government scheme that aims to provide affordable housing to all. The scheme runs in two parts:
PM Awas Yojana Gramin (PMAYG) for rural areas
PM Awas Yojana Urban for urban areas
Under PMAYG, beneficiaries in villages get a grant of ₹1.20 lakh to ₹1.30 lakh to build their house. In urban areas, the government provides a subsidy of up to ₹2.5 lakh to help people build or buy their homes.
The scheme is currently in its second phase, named PM Awas Yojana 2.0. If you haven’t applied yet, this is the perfect time to do it and take advantage of the benefits.
In a major relief, the government has extended the application deadline for PMAYG till 30 December 2025. This step has been taken to ensure that more poor families can benefit from the scheme.

Special category (like SC/ST, female head)

Download the PM Awas App from your phone’s app store.
Complete e-KYC using your Aadhaar card.
Fill and submit the online application form.
Only those people who fall under the “homeless” category in the Socioeconomic Census 2011 can apply under PMAY Gramin.
To get the benefit under PMAY, certain conditions must be fulfilled:
You must not own a pucca house.
You must own land where a house can be built.
Your family should not own a car (tractors for farming are allowed).
If you have a Kisan Credit Card balance over ₹50,000, you’re not eligible.
No family member should have a government job.
The total monthly family income should be less than ₹15,000.
₹1.20 lakh subsidy for building a house in plain areas.
₹1.30 lakh subsidy in hilly and remote areas.
Bank loan up to ₹70,000 available.
Scheme is linked to MNREGA – beneficiaries who build their house themselves can earn ₹90 to ₹95 per day as labor wage.
If you construct a toilet, you get ₹12,000 extra assistance under the Swachh Bharat Mission.
If you don’t have an LPG connection, you get one under the PM Ujjwala Yojana for just ₹550, including the cylinder.
