The Central Government has announced a major housing initiative under the Pradhan Mantri Awas Yojana (Urban) 2.0, bringing relief to poor and middle-class families in Jharkhand. The state government has set a target to construct over 3 lakh pucca houses in the next five years. Under this scheme, eligible families will receive a central subsidy of ₹1.20 lakh to help them build their own houses.
Both PMAY Urban and PMAY Gramin schemes are running to benefit families in urban and rural areas, ensuring permanent homes for all by 2025.
The Pradhan Mantri Awas Yojana - Urban was launched with the aim of providing a pucca house to every citizen by 2022. However, now the second phase, PMAY (Urban) 2.0, targets to provide houses to the poor and economically weaker sections (EWS) by 2025.
This is a demand-based scheme, meaning houses are approved based on actual demand. Central and state governments jointly provide subsidies and manage construction through two components:
BLC (Beneficiary Led Construction): Beneficiary constructs the house and receives a subsidy.
AHP (Affordable Housing in Partnership): Houses built in collaboration with the government and builders.
According to the Urban Development and Housing Department of Jharkhand, 1 lakh houses will be approved in 2025-26, and over 3 lakh houses will be constructed in the next 5 years. These houses will benefit people who do not have their own pucca house and fall under the EWS category.
Currently, 12,787 housing units are being built across 19 municipal bodies in Jharkhand under the Affordable Housing Project (AHP).
The PMAY (Urban) scheme has been active in Jharkhand since 2015-16. Here's the progress:
Total Beneficiaries: 2.11 lakh across 441 BLC and 28 AHP projects
Completed Houses: 1.35 lakh
Houses Under Construction: 0.75 lakh (to be completed by December 2025)

The state had submitted applications for 50,543 houses, of which 33,577 have been verified. The rest are expected to be approved in the next CSMC meeting. CSMC oversees project approval and monitors progress under PMAY (Urban).
Eligible beneficiaries receive financial aid of up to ₹1.20 lakh from the central government. In some cases, the state government also provides extra assistance. Beneficiaries can also avail interest subsidy (CLSS) on housing loans.
